Session Description: Ann-Marie Lurie, Chief Economist with REB Resources, will provide insight into the macroeconomic climate and factors that impact the Saskatchewan real estate market. With over 20 years of experience in the real estate sector, Ann-Marie takes a deep dive into Saskatchewan market statistics and what they mean for the industry.

REB Resources is a subsidiary of the Calgary Real Estate Board and the Saskatchewan REALTORS® Association formed a partnership in early 2022 to further develop Saskatchewan’s analysis of housing data across the province.

Some economists unpopularly maintain the housing shortage is a myth… taboo topic, fake news or good public debate?

Session Description: Managing infrastructure has become a large part of government responsibility… and closely tied to real estate growth. In fact, Canadian municipalities have become the level of government with the most expertise in managing real estate and infrastructure. What we forget is the relationship this real estate ecosystem provides to the economy. Economic growth has real estate as its foundation. While a city doesn’t own infrastructures like housing and commercial space, as they would with roads, treatment plants, schools, and parks; they have the most potential to erode the economy’s potential impact and ultimately limit business investment and opportunity. Ultimately, they manage a real estate “ecosystem” – so how do we collectively unlock this ecosystem potential in Saskatchewan?

As Vice-President and National Head of RBC Mortgage Specialists, Mike is responsible for mortgage acquisition within RBC’s Career Sales Force. The mortgage team exceeds 2000 amazing employees who annually originate and support well in excess of $80 Billion dollars in residential mortgages and Royal Credit Line’s.

In addition, Mike is responsible for the execution of mortgage acquisition strategies relating to development and optimization of point of sale strategies. These include key Realtor and Builder initiatives, along with other origination sources for RBC.

Michael started his career in financial services in 1986 and first joined RBC in 2001. He has specialized in the residential mortgage field throughout his career holding executive roles with responsibility in strategy, marketing, origination, and securitization.

Mike holds a MBA from Royal Roads University in Victoria BC, and a Masters in Human Development from Fielding Graduate University in Santa Barbara, California. Mike also holds a PhD in Organizational Development from Fielding Graduate University. His doctoral expertise focuses on the inherent human desire to garner purpose and meaning from one’s work. Mike and his wife Debora have four children, two grandchildren – and reside in beautiful Victoria,
B.C.

Ann-Marie has over 20 years of experience in the real estate sector. She has had the opportunity to work in several different aspects of real estate including commercial brokerage, pension investment, residential real estate analysis and multi-family underwriting.  Some of the companies that she has worked for included Colliers International, CMHC and Canadian Urban Equities.  Her diverse background in real estate has enabled her to provide insight into the macroeconomic climate and factors impacting the real estate market.

Ann-Marie joined CREB® as the Chief Economist in 2011 and recently has been providing analytical services across all markets in Alberta, Saskatchewan, and Hamilton. She is responsible for scoping, developing, and leading the economic analysis and market intelligence products for numerous real estate associations.

Ann-Marie has completed both her BA Honors and MA in Economics from the University of Calgary.

Cam is the Chief Executive Officer of the Saskatchewan Landlord Association and a passionate community volunteer. He joined the Association as Executive Officer in September of 2019 after graduating from the Edwards School of Business with an Honours Degree in Management and was promoted to CEO in January of 2021. He recently completed a Masters Degree in Public Administration from the University of Saskatchewan.

As CEO, Cam has successfully grown the Association’s membership by over 40% and has solidified its position as the voice of landlords in Saskatchewan. Cam is well known for his advocacy around supporting Saskatchewan’s low-income renters through direct payment and his vision for building a rental housing industry that is professional, resilient, and meets the needs of Saskatchewan people.

Carla started her work life journey in the Real Estate industry in 1993 with CENTURY 21 Dome and no word of a lie has done every job role within the company!  This has been a huge advantage as she is a resource for not only her own brokerage but others around the country within the CENTURY 21 system.  Always having the need to enhance her professional life she was always wanting to learn more about the industry so she obtained her Real Estate license and then her Broker’s license in the Province of Saskatchewan.

In 2005 the CENTURY 21 offices in 4 cities were purchased by Conexus Credit Union.  Carla became the Provincial Broker for all 6 offices within Regina, Saskatoon, Moose Jaw, and Prince Albert.  Then in 2011 Conexus Credit Union had a change in direction and no longer wanted to be in the Real Estate Industry.  Carla along with one of her soon-to-be partners assisted with the selling of the brokerages to 4 separate ownership groups within the 4 cities.  She along with 4 others invested in the Regina brokerage.  She closely worked and assisted the new ownership in Saskatoon with their transition and continued for many years after to work on projects alongside of them to strengthen the CENTURY 21 brand in both cities.

Then in 2013 to add another challenge to her plate she ventured into a Property Management Franchise and currently brokers the office of Real Property Management Professionals in Saskatoon.

In 2016 she worked on transitioning from a day-to-day management role within the CENTURY 21 office to her primary role building the Real Property Management Professionals office in Saskatoon.  She has loved the experience of building the property management office and continues to grow her portfolio of managed properties and team.  In 2019 she started working with the RPM Central offices as Managing Broker in BC, AB and ON.  Later that year she became the Operations Manager of Real Property Management Limited Partnership.  This has allowed her to see numerous growth opportunities for the offices and the RPM Brand across Canada. In October 2021 Carla was promoted to President of Real Property Management Canada and now leads the national brand across Canada.

Her passion for the professionalism of the Real Estate and Property Management Industry along with seeing others alongside her excel are her main drivers.  The support of her family and the unmatched team of professionals she works within her office is the “secret” to her company’s success.  Teamwork, support, taking risks, always being ethical, and most importantly caring about others are the qualities she feels are important as a leader.  She is dedicated to the industry and the community she lives and works in. She is a past board member with the Saskatchewan Landlord Association, past director with the Saskatchewan Real Estate Commission and a past Chair with the Board of Directors of the Saskatoon Chamber of Commerce.

In 2016 she was recognized as shaping the future of Real Estate as one of Canada’s Top 100 Elite Women in Real Estate.  In the fall of 2016, she was honored to receive the inaugural CENTURY 21 Canada Brand Leadership Award in recognition of outstanding Leadership and Brand Loyalty.  In addition her Real Property Management office in Saskatoon was awarded Franchisee of the Year with RPM System in 2018.

Alex is passionate about community building. He values trust, learning from best practices, and innovating through collaboration with the goal of guiding others through the development journey. He has a knack for leading and inspiring people to maximize their success on the team. As co-founder of the Innovative Assets Group of Companies, his personal investment total in construction projects is over $350 million.

Alex is also an active member of the community, serving on the Saskatchewan New Home Warranty and Canadian Home Builders’ Association boards. As CEO, Alex establishes and maintains customer relationships and oversees the project at the highest level, helping to identify and remove any obstacles that may occur throughout the project

Alex is the Editor at allSaskatchewan, an online newspaper covering exclusive business news in Saskatchewan. allSaskatchewan is dedicated to reporting business in Saskatchewan, talking daily to the owners, entrepreneurs and executives who are making it happen.  Alex was born into a newspaper family in Saskatoon and spent a decade reporting in his hometown before joining allSaskatchewan in 2021. During his time at the Saskatoon StarPhoenix, he covered business, provincial politics, and city hall.

Stu Niebergall is the President & CEO of the Regina & Region Home Builders’ Association. Since coming to helm in 2009, Stu has exercised his passion for advocating on behalf of the Regina Residential Construction Industry and the promise to “invest in bringing insight to Public Policy Decision makers on matters that effect the Residential Construction Industry, while connecting our members with opportunities”

His efforts have won 11 National Awards for the Association including Executive Officer of the Year in 2010, 2012, 2014 & 2020, while and Home Builder Association of the Year 5 times. Stu’s prior experience is an extensive background in Sales Management and Marketing that has taken him across Canada and into several U.S. markets. Stu has a Master’s in Business Administration from the University of Regina and is a Fellow of Community Shift at the Richard Ivey School of Business.

Benjamin Dachis is Associate Vice President, Public Affairs for the C.D. Howe Institute. In his role, he furthers the Institute’s mission to improve Canada’s economic performance by enhancing the visibility, reputation and impact of its research and activities. Benjamin started with the C.D. Howe Institute in 2006 as a Research Fellow and has experience with major U.S. and U.K. think tanks. He returned to the C.D. Howe Institute as a Policy Analyst in January of 2008, became a Senior Policy Analyst in 2011, and Associate Director, Research in 2016. From 2018 to 2019 he was the Director of Policy, Budget, and Fiscal Planning for the Premier of Ontario. He was part of the Ontario government’s leadership team in developing a number of policies, including the Housing Supply Action Plan, the 2018 Fall Economic Statement and the 2019 Budget. He has an Honours Bachelor of Arts and a Master of Arts in Economics from the University of Toronto, and a Master of Science in Regional Science from the London School of Economics and Political Science.

Mr. Perrault is the CEO of Habitat for Humanity Saskatchewan and Chair of SGI. He is a University of Saskatchewan graduate with a Bachelor of Commerce degree, is a Chartered Accountant, and in 2013 obtained his Chartered Director designation. On Aug. 8, 2022, Mr. Perrault received the Queen’s Platinum Jubilee Medal for his outstanding service to the Province of Saskatchewan.

He grew and sold 24-7 Self Storage and was the CEO of Paradise Consulting from 2010 to 2021. He has extensive experience in management and corporate financial affairs including audits, budgeting, strategic planning, and human resource management. As a Chartered Accountant and business professional, he has had the opportunity to work throughout the City of Swift Current, the Province of Saskatchewan and for four years in Bermuda. He has been a part of many organizations, serving in both audit and advisory roles and has gained significant business knowledge. He has worked with not-for-profit organizations, rural municipalities, Aboriginal bands, small businesses, corporate farms and, in Bermuda, publicly traded companies. While in Bermuda, Mr. Perrault worked with many reinsurance/insurance companies as an auditor and for two years as a reinsurance accountant with Aspen Re, a publicly traded reinsurer.

Mr. Perrault served as Mayor of the City of Swift Current from 2016 to 2020, and prior to that as a City Councillor. He resides in Swift Current with his wife Leah and their son Luc.

Born in Saskatoon, Alex’s career has taken him around the world – having lived and worked in London, England and Tokyo.

Thanks to numerous strange twists of fate, an obsession with goal setting, and an abundance of luck and hard work, Alex joined SREDA as CEO in 2014.

Prior to that he worked for the Government of Saskatchewan, where he was responsible for attracting Foreign Director Investment to Saskatchewan, and for Cameco Corporation where he sold uranium.

He also ran his own business, which he happily refers to as a successful failure!

A long time ago, Alex obtained a Bachelor of Business and Economics (Honors) and a Bachelor of Laws (Honors).

In 2013, he was appointed as the first ever British Honorary Consul to the Province of Saskatchewan has been awarded the Sovereign’s Medal for his volunteer work.

Once, he got Saskatoon Berries on the menu of a Gordon Ramsey restaurant and delivered a Saskatoon made hat to Princess Meghan Markle at Kensington Palace.

His poem “The Saskatoon I Know” has been seen by over 20,000 people and won an international award in Atlanta (www.thesaskatoonIknow.com). He has written one book of poetry: “All I Have is Words” and once won a poetry slam content.

In his spare time, he watches re-runs of Family Ties and Friends. His favorite movie is Top Gun.

In 2017, he led SREDA to become the winner of the Best Economic Development Agency in Canada – and now
wants to build a zip line across the river in Saskatoon.

Sandra Masters was sworn in as Regina’s 35th Mayor on November 23, 2020. She made Regina’s history by becoming the first woman elected and defeating a two-time incumbent Mayor during a global pandemic.

Richard is the Managing Director of Brokerage for Colliers Saskatchewan, leading a team of over 50 professionals who provide sales, leasing, debt advisory, marketing and research solutions for their clients.

In this role, he provides leadership and professional development to the teams located in Saskatoon and Regina. Richard focuses on creating and executing growth strategies through business development and service excellence.

He has extensive experience in various aspects of commercial development, commercial real estate operations, project and asset management, and human resource administration.
